8@BT is an ideal home for those who strongly prioritise convenience as amenities and eateries are just a short stroll away. It is located in the heart of the vibrant Beauty World locale and is the only fully residential property in the vicinity.
There are popular schools such as Pei Hwa Presbyterian Primary School, Methodist Girls’ School Ngee Ann Polytechnic, SIM and others along the Downtown Line (ie: Hwa Chong Institution, Nanyang Girls’ School, Raffles Girls Primary School, Singapore Chinese Girls School etc). The site is however bordered by 2 heavy traffic roads, which may be an issue for those who prefer quiet facing units.

8@BT is 2 to 3 minutes’ walk to the future Integrated Transport Hub and Beauty World MRT Station. Within 7 stations, one can connect to 5 different MRT interchanges to get around the island.
Value Proposition
If you have missed out on the *first move advantage* in The Linq and The Reserve Residences, 8@BT will launch at prices starting from S$2,530psf, which is higher than the earlier launches. However, subsale transactions for the Linq have already hit a high of S$2,9xxpsf while a unit at The Reserve Residences was sold at S$3,1xxpsf. Do note The Linq is a freehold development while TRR and 8@BT are both on 99-year leasehold tenure.
This 8@BT site was contested by 5 bidders, which Bukit Sembawang won with an estimated breakeven psf of S$2,282. That said this project is still worth considering from a rental play perspective due to the nearby educational institutions and in Bukit Timah and the excellent connectivity will be a major plus point given the rising costs of car ownership. With the ongoing transformation, the area will be rejuvenated with an abundance of brand new amenities.
8@BT is also ideal for those who value privacy and exclusivity as this is a pure residential project. The Linq and The Reserve are mixed developments in which the commercial and retail podiums will be made accessible to the public.
Conclusion
8@BT has almost everything a home owner could possibly want in a property. The draw here is the convenience one can get especially with the plentiful amenities within a 5-minutes’ radius. The facilities are fantastic for a smaller project with only 158 units on a bigger plot than The Linq.
The downsides are the road noise and the competition in the resale market with The Linq and The Reserve Residences in future.
